Pre-construction Construction Manager

Overview: 
The Pre-Construction manager provides technical sales support on prospective construction projects during the pre-development and pre-construction phases, collaborating with the Partner Development staff and the Construction project manager. Projects consist of master planning, new developments and renovations, and major capital replacements and updates of existing buildings.
Location: The position could be based out of the established Charlotte, NC office, but could be considered in another location within the Southeast Region of the United States. For location other than Charlotte, candidate would have to be more self sufficient and capable of handling the precon/sales support role AND serve as the construction project manager.


The Pre-construction Manager will:
  • apply development process knowledge and skills to guide the teams and owners, from initial meetings and A/E/C team selection through design development, budgeting, and permitting. Support to the project manager will include conceptual cost estimating, development budgets, scheduling, and assisting with client management.
  • lead the service delivery during the preconstruction phase and collaborate with the project manager, and on most projects, at a point during later stages of the preconstruction phase will become less active and appear only as needed, while the project manager assumes the primary leadership role through the remainder of the project.
  • When serving in a newly established branch office, this employee may also be required to serve as the project manager on projects, until the workload justifies a larger construction department and dedicated project managers.
Growth trajectory: After successfully serving in this role, Pre-Construction Manager may qualify to be a Director, and eventually, Vice President, This position reports in person to a regional (branch) office.
 
Experience and Qualifications
  • Preferably 4-year professional degree in Architecture, Engineering, Construction; or business studies coupled with 10 years of experience in A/E, real estate development, or contracting
  • 10 years of experience in estimating or comparable pre-construction role for GC, construction advisor, or developer.
  • Min 5 years of experience in a lead pre-construction management role for specific projects.
  • Technology advanced user-level proficiency
  • Physically able to climb, lift, carry, walk substantial distances, work in all weather conditions
  • Willingness to travel as needed
