Construction Project Manager

The Construction Manager leads project teams and has ultimate responsibility for the success of assigned projects. The projects consist of owner representation on development projects, oversight of master planning, and construction phase project monitoring. The projects may also include pre-construction services, including scheduling and cost estimation, pre-acquisition due diligence services, and other consulting services to property owners.

Responsibilities
Sr. Construction management
  • Evaluate the Owner’s initial program, budget and schedule.
  • Lead design and construction team selections in concert with the Owner, including RFQ and RFP preparations, bid analysis, presentations to Owner
  • Coordinate contract forms, negotiation and execution of documents
  • Orchestrate the master planning process, when applicable, guiding Owner decision making
  • Arrange for preparation of (or prepare) project development budgets and schedules
  • Lead the design team and assist in focusing the Owner on key decisions to advance the project
  • Lead the Contractor in fulfilling its contractual responsibilities
  • Assist the Owner in fulfilling its contractual responsibilities, such as providing information about the site, program, arranging for procurement and coordination of owner-furnished items
  • Preside over project meetings, ensure decisions are documented and communicated
  • Provide cost estimating support until a Contractor is engaged, review all Contractor estimates and manage the development budget throughout the project
  • Research city requirements to determine permit requirements, including entitlements
  • Provide leadership or support Owner in building consensus around project decisions
  • Ensure Owner reviews, input, and approvals are coordinated on schedule
  • Oversee acquisition of zoning and permit approvals, and meeting all regulatory requirements
  • Participate in pre-construction meeting, to ensure that Owner requirements are communicated
  • Conduct regular Owner-Architect-Contractor weekly meetings, ensuring contractual compliance of architectural and contractor services.
  • Oversee the RFI, submittal and change order process.
  • Observe the progress of work, report on noted discrepancies, represent the Owner in matters concerning scope, cost, schedule and safety.
  • Review and approve the architect, consultant and contractor’s payment applications
  • Oversee the performance of Owner’s consultants for services such as material testing, survey, commissioning, SUP, TMP.
  • Oversee the project close out process
  • Prepare Owner invoices and maintain Value-Add analysis
  • Issue monthly reports to the Owner
Skill Requirements
  • Experience in administering construction process by architects and GC’s
  • Familiarity with construction sequences and indications of quality
  • General understanding of zoning and permitting practices of municipal authorities
  • Knowledge of construction safety practices
  • Familiarity with industry standard contracts with architects and contractors
  • Knowledge and proficiency in using Word and Excel
  • Proficiency with scheduling or estimating software
  • Familiarity with basic construction cost estimating techniques
  • Verbal communication skills, ability to effectively receive and deliver instructions​​​​​​​
  • Sufficiently familiar with at least two major building systems to evaluate work of others
  • Technical writing proficiency
  • Capacity to work for extended periods of time composing narrative and data entry at a computer

Experience and Qualifications
  • Preferably 4-year professional degree in Architecture, Engineering, Construction
  • 4-5 years of experience in project management design build a plus, architecture with construction administration, construction, or development
  • Technology user-level proficiency
  • Physically able to climb, lift, carry, walk substantial distances, work in all weather conditions
  • Willingness to travel as needed
